Residential RMCI will continue to specialize in the entitlement and development of raw land for lots suitable for low- to mid-range residential products and moderate density multi-family units. Due to RMCI's conservative but aggressive nature, land development projects are typically limited to those with a development horizon of 12 to 24 months. Commercial To complement its residential land development, RMCI's Commercial Division plans to acquire, through an extremely selective underwriting process, commercial properties that provide an opportunity to add value through development and/or renovation, leasing and rehabilitation. The primary focus will be in strong performing sub-markets within San Diego County and the Southwestern United States. Prospective turnaround properties would include buildings requiring renovation or redevelopment, apartment to condominium conversions, and buildings with below-market rents. The vast majority of these value-added opportunities will be in the $2 to $30 million range. Equity Lending The RMCI Group's Equity Lending Division provides equity to residential and commercial builders/developers for opportunistic, value-added real estate projects throughout the Western United States. Investment product types include residential, multi-family, retail, office, industrial, residential and commercial land. |
